BGS3 Light - Webinar Series Pitch

In an effort to further improve and facilitate the short sale process, BGS3 often hosts WebEx webinars for its Realtor partners. These webinars are usually broken up into series and hosted several times throughout the week.

Recently I developed an idea for the next webinar series. I submitted the following summary to Street Russell (Productions Management) in hopes of approval:

IDEA FOR NEW WEBINAR SERIES

“The Adventures of Biggsey, the BGS3 Bear”
Ready for a fun-filled, educational introduction to the world of real estate short sales? Then join Biggsey the BGS3 Bear and his friends Peggy the Pre-Approval Porcupine, Lossy the Mitigation Mule, and Subprime Mortgage the Generic Fuzzy Animal as they take you to Pre-Foreclosure Forest: a magical place filled with wonder and properly submitted BPO forms. And feel free to sing along to catchy tunes like “Use the Right Stamp” and “My T.C. is My Friend.” Learn how to make short sales work for you, with Biggsey the BGS3 Bear!

Street handed the summary back, saying that he liked Lossy, but he wanted to hear a jingle before he made his final decision. Unfortunately, I know nothing of musical composition. Additionally, the only instruments I can play well are drums, and I don’t think I can tune them fast enough for a key change mid-song.

…Maybe I should just stick to blogs and press releases.

BGS3 Light - Short Sales Are Not Banned, But Short Sales Are

BGS3 deals with short sales. By “short sales,” we are referring to a strategy used to avoid foreclosure on a property. The homeowner owes more money on the property than the value of the property, and we assist in arranging a “short sale” of the property, in hopes that the lender will agree to minimize their losses and accept the sale.

BGS3 does not deal with short sales. By “short sales,” this time we are referring to a strategy used to gain a profit on the stock market. The seller finds a stock that he or she believes is priced too high, sells the stock at this high price, waits for the price to drop, and buys it back at the new lower price. The seller profits from the difference and the “short sale” is complete. This description may be somewhat inaccurate, as I work for BGS3 and have nothing to do with “short sales.” Recently, the government has banned “short sales” of stocks. This does not affect BGS3, as we deal with “short sales” of real estate. This is why BGS3 still exists.

Additionally, BGS3 does not deal with “short sails,” which are time-restricted leisurely trips across water in a form of schooner. While BGS3 employees are encouraged to use their recreational time as they please, BGS3 as a company rarely engages in any sort of interaction with “short sails.”

Similarly, BGS3 does not deal with “short sails,” which are small wind-capturing devices used in nautical transportation. They tend to not be as effective at gathering wind as their larger counterparts.

BGS3 does not deal with “shorts sales,” which are events held at clothing retail locations in which short-legged pants are sold at discounted prices. While BGS3 employees are invited to dress casually on Fridays, the employee handbook prohibits wearing shorts throughout the rest of the business week. However, should a BGS3 employee be asked about the price of his/her shorts at time of transaction, a discounted cost is typically viewed favorably.

BGS3 does occasionally deal with “shrt sels,” as these are merely misspelled “short sales.” A “shrt sel” is generally handled in the same manner as a “short sale,” but with spell check implemented early in the handling process.

We hope that this article clears up the confusion.

BGS3 Light - Stress

BGS3 knows the world of short sales can be a stressful one. Homebuyers looking for the right home AND the right price, homeowners desperately trying to avoid foreclosure, lenders doing everything they can to avoid major losses, and Realtors oftentimes trying to achieve the impossible. For everyone involved in the short sale process, here is a list of methods that some people use for dealing with stress:

Find a New Hobby – Learn to juggle something other than dates and mortgages. Learn how to cook a new dish, and be prepared to order pizza just in case it goes bad. Paint a picture and, if need be, keep the frightening results away from therapists and children. Or, for those of you not on the San Andreas Fault Line, try building a model ship in a bottle.

Teach Your Pet a New Trick – If you have a dog, teach it to roll over. If you have a cat, let it teach you to roll over. If you have a turtle, teach it how to finish rolling over. If you have a monkey, teach it to roll barrels like Donkey Kong. If you have children, teach them to make you cinnamon rolls.

Apply Feng Shui Techniques – Keep your Yin flowing into your Yang, and vice versa. Pay careful attention to the four compass directions, and their respective animals, and their respective equinoxes and solstices. And most importantly, try not to ruin the whole thing by letting your dog roll into the wind chimes.

Monitor Stress Levels with a Mood Ring – If it turns blue, you are calm and relaxed. If it turns teal, you are still somewhat relaxed, but not as relaxed as you were when the ring was blue. If it turns green, you are not very stressed, but you are starting to reflect on why your ring turned teal and how you can get it back to blue. If it turns amber, you are really concerned about the ring turning green earlier, and you are beginning to think the ring will never be blue again. If it turns black, you have just become aware that your ring was amber, have completely bypassed gray, and entered a state of panic. If it turns dark blue, you have removed the ring from your finger and you are now digging through the trash for your mood ring receipt.

Bang Your Head on a Wall – Only use this method as a last resort. Do what you can to select a wall that you don’t share with anyone. Try not to damage yourself or the wall, and check for studs beforehand.
